It is 2006, and the San Diego real estate market has officially shifted to a buyers market. To sell you home at the price you want and in a timely fashion, you will need to enhance your homes features and stage your home to attract the highest quality of buyers. Potential buyers will compare your home to all others they see, so make sure it is as attractive as possible and unforgettable.

Follow these easy and affordable 29 steps before putting your home on the market and watch it sell faster and for a higher price. Good luck with the sale of your home!

Inside:
1. Remove personal photos (buyers will focus on your life rather than buying your house)
2. Remove questionable or religious artwork (distracting to buyers - neutral is best)
3. Clutter free the entire house (clean & clear on top of refrigerator)
4. Clean and organize inside of cupboards (will be opened by buyers)
5. Aromatherapy (lavender & citrus are excellent choices)
6. Remove excess furniture (position to invite guests inward - nothing blocking forward movement)
7. Fresh flowers in vases in kitchen, dining room, bathrooms and any room that needs color. (To keep flowers fresh, change water daily)
8. Remove books (distraction to buyers)
9. Remove odor (clean carpets and everything to remove odors: pets, smoke, etc.)
10. Paint house a color, not white (neutral, beige)
11. Fresh towels in bathrooms; stacked in three on the counter with a candle and a vase with fresh flowers)
12. Set kitchen table; napkin in wine glass; vase with fresh flowers
13. Make beds with three pillows and add a bed tray (two wine glasses and napkins)
14. Add color pillows to sofas
15. Upgrade hardware to copper, iron or nickel
16. Bleach grout
17. Create warmth everywhere with lighting (lights on when showing)
18. Replace carpet to neutral color if necessary
19. Clean everything (windows washed, draperies straight & clean)
20. Toilet lids down
21. Pet dishes out of sight Cat boxes outside

Outside:
22. Add colorful flowers to landscaping; potted plants/ colorful flowers by front door
23. New front doormat (oval or half circle)
24. Thin out trees
25. Paint front doors or replace
26. No dirt anywhere
27. Wood chips on top of dirt
28. Curb appeal = clean & manicured landscaping (lawn edged, weeded, mailbox straight, pathways & porch swept; no cobwebs)
29. Trash cans out of sight
